FLIP THIS HOUSE! This is hands down, the best deal in town. Asking only $429,000, the home has a terrific floor plan, 2,311 s.f. (3 bedrooms, 3 baths), and a first floor owners’ suite; super nice neighborhood with dock and tennis, and with this being by far the least expensive home; and a lovely spacious yard. This meets every criterion to be the perfect “flip”. So tempting! I can’t do it myself, but I surely would love to help one of my clients make a chunk of change and have the fun and pride of doing a successful flip. Call me!

Ballymeade has had a lot of buzz in the last year or so. It was sold to Troon Development, an international golf course developer. In the last year, the clubhouse and gym have been renovated, the Cape Grille is open, and the driving range is reconfigured. Membership structure has also been revamped so there are more options – and more affordable options – available. Ballymeade residents are pretty enthusiastic about the changes. This is one of the least expensive homes for sale within the community, and in my opinion, it offers a lot for the money. There are 3 bedrooms, 4 baths, and 2,241 s.f. Each bedroom has its own bath, a really great feature, and the owners’ suite is the entire upstairs, very grand. In addition, there’s a finished basement, so it’s a lot of very nice house for the money.

The spring season seems to have started, without the usual prior seasonal slowdown. We are busy. My autumn listings are mostly all under agreement, and I have two terrific homes fresh to the market:

This Maravista charmer is at the end of a street, and although it’s not actually waterfront (the waterfront land is a “leg” owned by a neighbor), there are no homes or structures between the house and Perch Pond. This pond is one of my favorites for kayaking, and from this house, you can go out your door and into the boat. Perch Pond empties into Great Bay, which goes into Vineyard Sound, so depending on your preference, you can go near or far. Also, if SUP (stand-up paddling) is your passion, this is the perfect place. I often see Devin from up the road SUPing on the pond.
The house is as good as the setting! Completely renovated in 2007, and with additional upgrades since, it looks and acts like a young, charming home. The Other Ones That Got Away

I bid on this one without seeing it. Would you do that? But from my familiarity with other units in the complex, and the photos in MLS, I had a good idea what it was like. I was in Florida, so I did my due diligence online and determined what a fair price would be, given the recent sold comps. Submitted the offer; rejected again. A week later, I resubmitted. You know what happened. It’s still available.

I like this house because it has a nice, open floor plan and is reasonably young. It’s on a great cul-de-sac that comes with a pathway to the kayak launch on North Bournes Pond. And it’s a straight shot to Menauhant Beach. My first offer, a good one, was refused. A week later, I resubmitted it. Refused again. Still on the market. Betcha it sells at or below what I offered.

The Ones That Got Away

Once I knew that my condo was really under agreement, I went overdrive into “search” mode. Even with a three-month rent-back, the clock had been ticking, and I was very mindful of that. I started making offers almost every day, but none were accepted. (And they were good offers! But this is what happens in a seller’s market.)

Over the years I’ve toyed with the idea of building a home and have gathered a decent library of source books and plans. During my recent intense search, a parcel came up in West Falmouth that I thought was pretty nice. I made an offer. It was verbally accepted on a Friday. By Monday, because it was being sold as part of a probate estate, there was an unsettling affidavit I would have to sign. It stated that the land could be sold at any time up to closing to a buyer with a “better” offer. I felt that was more of a risk than I should take because in order to close, I would have to spend thousands of dollars on engineering and permits. I would lose that money if it sold to someone else.

I saw this almost the moment it came on the market, but dismissed it because I prefer larger condominium associations; end units with exposures on three sides; and one-floor living. However, three days later, when the pickin’s were so slim, I decided to take another look. This time, the outstanding location in the middle of downtown, and on the same street as Highfield Hall and the bike path, together with a reasonable asking price, overcame my initial objections. I put in an offer – but so did three others. One of them, not me, will be the new owner.

It’s hard to find a house in the $200’s that’s liveable, and in a nice neighborhood. This is! Only the first floor is finished, and has 2 bedrooms, 1 bath, and 936 sf; but there is a staircase already in to the second floor, which is framed and plumbed, ready to go. So there are options: a small house in a good location in a good condition at a reasonable price – certainly a great condo alternative – or a house with good potential to expand at not a big cost.

The only condo in this newsletter, this 2-bedroom, 3-bath, 1,343 sf townhouse in Falmouthport has been renovated and offers great value at this price. The limitation for some buyers is that the bedrooms are upstairs. But if that’s not an issue, the condition and price of the home, and the financial stability of Falmouthport, are very appealing.

This 3-bedroom, 2-bath, 1,428 sf house has been redone, top to bottom, inside and out, and looks good! Often when a house has been redone, I don’t love the finish/fixtures choices – but this one gets the Ms. Fussy stamp of approval. The other two things I really like about it are that there are windows all around the open floor plan, so it’s really cheery even on a dull winter day; and it’s got a nice big backyard for soccer games, chicken coops, whatever you like. The drawback is that the messy exterior of the house across the street will be a turnoff for some buyers.
