Biggest Bang for the Buck, Part 1

Part of my job with buyers is to curate and edit all the possibilities to show those that come closest to meeting the “wish list”. During this process, I also look for homes that offer value within their category. In many cases, it still comes down to location, location, location. That’s one piece that can’t be changed. Houses can be refreshed, upgraded, added on to, but they are where they are. So buying the worst home on the best street really is a smart idea. The selections below meet this criterion.

Seven Heather Lane surprised me, in a good way, when I saw it for the first time. It’s a raised ranch, not a style that’s either popular or plentiful. But this one has been completely redone. It’s light, bright, and refreshing to be in. This made the list because it’s rare to find a tastefully redone home in a nice neighborhood at this price.

When I first viewed this house, I tried to mentally keep it from being a knock-down, but there are just too many structural issues. The good news is there have been two recent sales on the street that make this the right price, even for just a lot of land. The setting is beautiful, up high overlooking Oyster Pond. Very few homes in this neighborhood sell in the low $500’s – most are higher, so this meets the benchmark for “good bang for the buck”.

Back in the day when I lived on Wings Neck, I spent many happy moments in this wonderful house. On over two acres and with a beach on Buzzards Bay, the setting is outstanding, with sunrise to sunset views. In between east and west is south, where you see a parade of boats coming, going, and fishing. The photo of the lighthouse below should look familiar – it’s the header I use. (It shows up again in the Falmouth Library exhibitBourne.)

The house packs a lot of living into an efficient and functional floor plan, with owners’ suites on both the first and second floors, and an additional two bedrooms in the full walk-out lower level. It’s actually a very good value for this location; the lot across the street – with no house – has the same asking price. This home is in terrific condition, but knock-downs and rebuilds in Wings Neck can go for up to $5 million. So live in it as is, or create something new – either way is pretty fabulous.

Listings Wanted

Falmouth MA listings

As I mentioned, the market changed quickly and drastically a couple of months ago. As the chart above shows, there were 51 fewer homes for sale in March than there were in March 2014. This occurred because houses that had been on a long time were sold and were not replaced with fresh inventory at a sufficient rate. Currently we have 279 houses on the market, not enough to satisfy the spring surge of buyers, which makes the process very discouraging. My own experience as a buyer is typical.

And I’m sold out. This is the first time in a very long time, and truthfully, I’m not a fan. So if you or anyone you know is thinking about selling a home, please think of me. The seller’s market is just what it says: very favorable for sellers. The prices are strong, and an accepted offer will happen quickly. None of us have a crystal ball, so there is some urgency to the concept of “no time like the present”.

If your concern is that okay, you can sell, but will you find anything to buy in time, Claudette Vickery from Santander Bank has a loan that functions like bridge loans used to. It allows a buyer to commit to a purchase without having a home sale contingency before the present home is sold. It’s a fabulous product in this market.

The only caution is that there are lots of stairs. But that also affords lots of places for lots of people to be spending time without tripping over each other.

The floor plan has generous, open living/dining/kitchen space that flows onto a wrap-around deck that easily accommodates a lot of people. The bedrooms are small, but the Cape isn’t about sleeping. This house isn’t on the water, but is in Seascape, a highly desirable North Falmouth neighborhood with a private beach.
