Thanks to You!

April 25, 2016 by Nadine

thank youA couple of weeks ago, I was captive at a seven-hour brokers’ meeting at Cape Cod and Islands Association of Realtors. Not being accustomed to sitting still for so long, by hour five my attention began to wander.

I know I’ve been really busy the last six months (and the market is really strong), so I became curious if it was just my business or everyone’s that was so strong.

I took advantage of a restroom break and went into the MLS office to check out the stats. To my surprise and delight, I discovered that I am the #1 agent in Falmouth for closed transactions! I’m thrilled, and profoundly appreciative that enough of you wanted to work with me to make this happen.

From the bottom of my heart, thank you so very much. This honor won’t last long, but my commitment to my clients and killer work ethic are forever! Please stay in touch and think of me when you or your friends need a great agent. As you who have worked with me know, my standards are high and I get the job done.

I thank you again with appreciation and humility.

Now read on to see what I’ve been up to lately:

Some people swear by the information in market reports. I usually don’t. I think they are a useful indicator of what’s going on, but a nice house in a good location at a fair price is always going to sell. However, the current market is nuts! Here are February statistics:

Pending sales for Falmouth single family properties in February 2016 were up 144.4% over February 2015! At the same time, the inventory of homes for sale went down 24.2%. The conclusion is obvious: We are in what is probably the strongest Sellers’ market in a very long time. This is great for Sellers but very difficult for Buyers as you can well imagine. In addition, it takes only a few weeks of a Sellers’ market before prices start climbing.

Buyers need to be well-prepared with an iron-clad pre-qualification letter; a flexible schedule to see appropriate new listings as soon as they hit the market; and the ability to make a quick decision and the fortitude to stick with it through the ups and downs of the first few weeks of an accepted offer. People who lack even one of these probably won’t get a house in this market. Then prices will go up, and they’ve missed an opportunity.

On the other hand, if you’re a Seller, your timing couldn’t be better. Call me! My listings are selling quickly, at or very close to full price, and often with multiple offers.

Falmouth Homes Pop!

April 17, 2015 by Nadine

fireworksSo you’d think that the real estate market would take a little vacation, wouldn’t you? And maybe it did, for a few weeks. But the most extraordinary thing is, the market’s hot!

Once the road crews got through the first couple of storms this winter, they got the routine down, and our roads and even sidewalks were navigable. I stayed home only two days during the entire snow blitz, and my clients were tooling around with me, making offers.

But so were everyone else’s clients, it seems! I really didn’t expect that every house my buyers made offers on would have other offers as well. Every time I showed a house, there were other showings just before or after mine, on a Monday afternoon at 4:30 or a Thursday morning at 10:00. I was in disbelief. What, there are other buyers out there, during the week, during or just after another snowstorm? But this happened all winter.

So – you’re hearing it here first – our market turned from a Buyer’s to a Seller’s during our recent winter of weather to remember. Totally unpredictable!

Cape Cod winter 2015
Old Silver Beach, Winter 2015

What a winter we had, one we’ll be talking about for the rest of our lives!

At the beginning of all the snowstorms, I was feeling like everyone else, oppressed and possibly even a little depressed. But somewhere along the way, something changed. I got used to this new world and way of life, and I kind of liked it.

The land and landscape were very beautiful, and with fresh snow every other day, it was white and pretty a good part of the time. There was so much to see and marvel at: snow falling softly and steadily, how MUCH there was, familiar bushes and fences that disappeared, and then – the ocean froze. Once before, in the early 2000’s, I was living on Wings Neck during a particularly cold winter, and I watched Buzzards Bay freeze. I never knew that when wavelets changed from moving to not moving, they froze as wavelets.

But this winter, everything froze, Vineyard Sound and Buzzards Bay, and for weeks. Then there were actual ice floes floating around in the distance where the ocean had defrosted. The Coast Guard broke the ice day after day, to keep the ferries between Woods Hole and the Vineyard going. But the rest of it? Kids went out onto the frozen ocean, played games, ice skated for goodness’ sake – on the ocean!! Looked back at land while standing on the ocean…

For sure, just as my generation still talks about what they did during the Blizzard of ’78 (which, in my case, included walking on a shutdown Route 128 and dragging a sled to the grocery store every day to get a rationed gallon of milk), kids will talk about the experience of the Winter of 2015 for the rest of their lives.

But now, Winter 2015 has melted away. Like many things in life, there were trade-offs: too much snow, but incredible beauty. I’m sure that you, like me, are looking forward to the seasons ahead with just a bit more appreciation than usual. Go, daffodils![/fusion_builder_column][/fusion_builder_row][/fusion_builder_container]

Winter’s Impact on Real Estate

February 11, 2015 by Nadine

Bourne BridgeThis is certainly turning out to be a challenging winter. It started off with almost no snow at all, but the last couple of weeks – wow, we’re breaking records!

Here are some great photos from Cape Cod Wave during the Juno blizzard.

Interestingly (or at least to me), the inventory of homes for sale in Falmouth is down by about 25% from where it’s been for the last several YEARS. I’m seeing homes that have been on the market for several months go under agreement. I’m guessing that buyers who saw homes in the fall and early winter are using snow-related time at home to negotiate on homes that they’d already seen.

A lot of new homes are not coming on the market, and this probably is weather-related. If the tension between significantly fewer homes available for sale and sparse new inventory continues, there’s only one result: prices go up. Time will tell. For right now, it’s still a good time for buyers.

Sold Out!

January 29, 2015 by Nadine

As my regular readers know, 2014 was a busy year for me. The spring market is usually our best, but I was fortunate that the momentum continued for me throughout the year.

Because it’s really impossible to predict which clients will proceed to closing, I make myself available to my clients 12 hours a day, 7 days a week, until they close. Without a crystal ball, I have no way of knowing what the next several months will bring, so I just work as much as I can while the work is there.

The result is, except for a few family days off, I’ve been working 7 days a week since last spring. I didn’t mind it, because my clients were wonderfully appreciative of my expertise and support. Working so much was enjoyable.

But now I’m sold out! My sellers have sold, and my buyers have bought – and I am actively looking for new clients. As always, I welcome your referrals. Your friends become mine, and the circle widens.
