You might raise an eyebrow that a 1998 house is considered “newer”, but in Falmouth it is. This 5-bedroom, 3-bath, 3,056 sf contemporary sits on almost an acre of land. It’s part of an inexpensive private association with a deep-water dock that leads to the open ocean. It’s most unusual to have a home that’s not in the flood zone that has a dock. For this reason alone, this house should be bookmarked by any buyers who want a dock and ocean access.

Ouch! This house has been on the market 521 days, and you have read about it here before. It’s nearly new, on the water with stunning ocean and Vineyard views and a private dock. With 5 bedrooms, 5 baths, and 5,180 sf, it’s got room, comfort, condition, and location. When these sellers bought it in 2007, they paid about $400,000 less than the asking price, which was similar to the current asking price. I don’t know if there have been any recent offers, but simple logic leads to one conclusion: probably the price is just too high. I’d encourage an offer.

This is a really cute house in an awesome Falmouth village location! Just minutes from Main Street and all it offers in one direction, and Surf Drive Beach in the other direction, it’s hard to find any homes in the $400,000’s here, never mind one with a garage. The house is small, with 2 bedrooms, 1 bath, and 1,240 sf, but it does have a finished lower level and is approved for that all-important second bathroom. Most unusual is the size of the lot: 15,245 sf, about double the usual. Adorable house as-is, but with expansion possibilities as well.

If you look really hard and follow the road, this picture is supposed to be showing the view of Buzzards Bay from this house. It is a distant view, but it is there; and the home does face west for those fabulous sunsets. With 3 bedrooms, 3 baths, and 2,118 sf, perspicacious readers may be wondering why the price is as low as it is, especially as it’s in West Falmouth. There are always reasons. In this case, the highway runs behind the house and there is traffic noise; and the house needs complete updating. However, it’s now been on the market for years. Most of the homes on this street would be in the $600-$800,000 range, so someone who has the time, money, and skills to renovate will be able to buy this at the right price and probably make it into a really terrific 21st century home.

This is my listing, and it’s so appealing and in such great shape that I confess, I did think about buying it myself. With 868 sf, 2 bedrooms (but with another room that could be a bedroom or office), 1 bath, and a lot of under 5,000 sf, it’s too small for me and my peeps for a year-round home. But as a first, second, or retirement home, it’s just about perfect. Little Pond is just three houses away, and I can tell you from personal experience that it’s an ideal kayaking pond; and Bristol Beach is only a half mile away. The light is wonderful, and the marvelous Maravista location the best of all worlds – close to the beach and downtown. There is an expansive deck, perfect for catching breezes and sunsets over the pond. Delicious! The bonus? New sewer on schedule for 2016.

The land extends around the house and to the street behind the house, so there’s lots of privacy even though it’s in a neighborhood. The pool is a happy bonus. The drawback is that it’s close to the high tension wires that run through Hatchville.

It’s very appealing, including a carefully-designed and tended yard that makes the most of a very small lot. Some buyers may not like that the way the house is currently furnished, the main bedroom is open loft space upstairs, but there are other options if that doesn’t appeal. Nice beaches and access to the water, both for kayaking and boating over to the Vineyard. or Washburn Island.

So there are options: a small house in a good location in a good condition at a reasonable price – certainly a great condo alternative – or a house with good potential to expand at not a big cost.

The only condo in this newsletter, this 2-bedroom, 3-bath, 1,343 sf townhouse in Falmouthport has been renovated and offers great value at this price. The limitation for some buyers is that the bedrooms are upstairs. But if that’s not an issue, the condition and price of the home, and the financial stability of Falmouthport, are very appealing.

This 3-bedroom, 2-bath, 1,428 sf house has been redone, top to bottom, inside and out, and looks good! Often when a house has been redone, I don’t love the finish/fixtures choices – but this one gets the Ms. Fussy stamp of approval. The other two things I really like about it are that there are windows all around the open floor plan, so it’s really cheery even on a dull winter day; and it’s got a nice big backyard for soccer games, chicken coops, whatever you like. The drawback is that the messy exterior of the house across the street will be a turnoff for some buyers.
