If the budget is limited and privacy is a goal, this would be a good candidate. It’s a 3 bedroom, 2 bath Cape with around 1,500 square feet of living space on a half acre. It’s on the end of a cul-de-sac, and once inside the house, you don’t see any other homes. There’s no garage, and the house needs updating, but it’s not bad for under $400,000 in North Falmouth.

Twenty-three Old Main is a good comp for 28 Upshur – same North Falmouth location, same 3 bedrooms, 2 baths, similarly generous lot. And in original condition. This one has more visibility on the road, although the backyard is private. I think many buyers would want to knock out walls to create a better flow. Once you start doing that, you may as well look at the next house.

Here’s a gut renovation that has produced a bright and spacious ranch in desirable Grey Rocks. Everything is new: windows, roof, floors, HVAC, septic, kitchen, and baths. And it’s got an attached 2 car garage; also a generous lot. The challenge with this one is that the ranch next door, also renovated, but with substantially more interior square feet recently sold for less than this asking price.

Location, Location, Location (1 of 2)

You’ve heard it many times, and it’s oh-so-true. Property values are absolutely tied to their individual locations. Below are some of Falmouth’s priciest listings. You’ll notice that some are big, some are small – almost tiny – but the wider the view, the more they cost. Some of the prices per square foot are well into the $1000’s, and these are often for homes that are in the flood zone AND need a lot of updating. These homes often take years to sell. But in the end, each home needs only one buyer, and usually one comes along. Here’s my version of Falmouth’s “Million Dollar – and up – Listings“. This is better than the show on Bravo (even if Josh Altman was a classmate of my daughter’s, and every time I see the show, his 11 year old self is right there along with his 40 year old self)! So what would you think about a simple Deck House for almost 2 million dollars? It’s all about location. This one is on Gansett Road, among the most exclusive locations within Woods Hole. If you are not familiar with Deck Houses, they were popular in the 1960’s, 1970’s and 1980’s and offered high ceilings, exposed woods, and lots of glass, usually overlooking a private woodsy yard. This one fits the bill. It was built in 1960 and renovated in 2007. It’s on 2.1 acres and a private road. It does have something I’ve never seen before: a true teahouse. Don’t ask me why or what for, but it’s as authentic as any I ever saw in Japan. Probably the buyer for this property will be someone who wants only this location.

That’s why you get so much house for the money.
