Real Estate Gems (Part 1)

Now on to some of the gems I’ve been seeing lately.

My very favorite is 144 Two Ponds Road, near the hospital, Main Street, and beautiful Beebe Woods. This home is a pleasure – renovated with style and quality, it’s one of the rare ones that has everything right. The only reason a buyer might not snap it up is if it’s beyond the budget or if s/he wants a first-floor bedroom suite. Otherwise, this is a beauty! Take a look. As good as the last 5 minutes of “Property Brothers”!

This is also an appealing home, with 4 bedrooms, 2 full baths, and 1,544 s.f. It was gutted to the studs in 2009, and has all new you-name-its. Davisville Road gets some traffic, but it’s historic and very charming. There’s a sidewalk all the way to Menahaunt Beach, or CVS and East Falmouth Elementary School in the other direction.

Seller Blip, Agent Blap (Part 2)

But here’s the “blap”. The scarcity of listings is causing a few agents to engage in unprofessional behavior that is both against the Realtor code of ethics and offensive to sellers. It not only reflects poorly on the profession, but reinforces ugly stereotypes that have little basis in reality. And it’s embarrassing for the rest of us who uphold the highest ethical behavior.

Just this week, one seller whose home is under agreement was called on his cell phone from an agent (in Salem, NH of all places). The seller was offended. In another instance, an agent informed a buyer he’d never even met that he would be entitled to half the commission when informed that the buyer had an accepted offer – because the agent had given the buyer contact information for the listing agent when asked. Outrageous!

Creating and maintaining a viable real estate practice for the long-term is about one thing only: doing the right thing always, so that a positive and trusting relationship is the basis for a successful transaction and often, a valued and enjoyable friendship.

On that note, on Saturday a new buyer said one of the nicest things any client has ever said to me. As she was leaving the house she and her husband later made an offer on, she thanked me, and said, “I feel safe with you.”

I’m humbled and honored, and it’s why every day is a new day in my world, and each client is my one and only. Thank you to all who allowed me to guide you through this wild and often stressful process of buying or selling a home, and to those who generously refer prospects. You rock!

Seller Blip, Agent Blap (Part 1)

Hi again! We had a bit of snow this week, but nothing that slowed the hot market we’re experiencing at the moment.

It’s that time of year when we have our annual upswing in sales, what I’m calling the “seller blip”. It’s the best time of year by far for sellers, and this year it’s even better, since inventory of homes for sale in December was down by a whopping 44% from December of 2015! And pending sales for single-family homes were up by 109.1%, a really stunning number. My last three sales were new listings for me, but homes that had been listed for 18-24 months with two other agents, with no offers. All quick sales for me, the one last week just two days.

The condo market is equally strong, with pending sales up 120%, closed sales up 166%, and inventory of homes for sale down by 42.9% over the prior December. The takeaway? It’s a great time to sell! (I welcome all leads for listings.)

Real Estate Chocolate in a Sea of Vanilla

THIS is the proverbial real estate chocolate in a sea of vanilla (although truth be told, I prefer vanilla to chocolate, so there goes the snappy cliche)! This listing is a dream, and actually fairly priced, considering it includes a buildable lot, which is probably worth at least $500,000. Both the home and the lot have water views.

The house is dated, and has low ceilings, which you can’t really do much about unless you just blow the house apart and start over. But I would work with what’s there, and capitalize on the vintage charm. I think it could be enchanting! With a first floor owners’ suite, and 5 more bedrooms upstairs (and 3 bathrooms), the space is nicely arranged. There’s a separate garage, with space above that as well.

And then there’s that buildable lot…a rare, rare opportunity. If I had the money – or a partner with the money – this would be an outstanding opportunity to build a fabulous home in a gorgeous setting, and to finance most of it with the “flip” after doing some limited work to the existing house and then selling it. The immediate $$ upside would be most unusual. The new house, probably costing $1,000,000 – $1,500,000 (including land), would be immediately worth $2,500,000 – $3,000,000. That’s a profit of at least a million dollars. I don’t know where else that kind of return is available.

Holiday Real Estate Market

It’s been a largely uninspiring month in the world of Cape Cod real estate, and I haven’t seen many homes that I’m excited to write about.

Many of my colleagues believe that nothing much happens in November and December, and they recommend withdrawing listings from the market during this time.

I think this is a big mistake. Every home needs only one buyer, and none of us know when or from where that buyer will show up. If a home is not on MLS, it’s invisible. You can’t sell a house if no one knows it’s for sale!

Twice during the last five years, I’ve been #1 in sales in Falmouth during the first quarter of the year (and currently #2 in Bourne and #7 in Falmouth/Bourne for dollar volume since September, out of almost 300 agents). This represents the transactions that come together in November and December. Although I like to think that I achieved this success because I’m so brilliant at my work, it’s really probably because the majority of the other agents have just packed it in and are on an extended vacation. They’ve left the market wide open for me to come in with my wonderful buyers who make great deals. I’ve sold on Christmas Day, and also during the week between Christmas and New Year’s. You can be sure that my clients’ homes are visible on the internet, at open houses, and in big ads in the newspaper. Just in the last two weeks, I’ve had two great offers accepted.

But there are not a lot of fresh new listings to be excited about. Just one. Stay tuned for my next blog post to read all about it!
