For those of you who like to see the facts and figures, following are some great graphs and charts that describe the market for homes above $1,000,000 in Falmouth for the last 14 months.
You’ll notice that because so few houses sell each month in this category, the market appears to fluctuate wildly, when in fact only 3 houses have made that happen.
A snapshot of this market reveals that there are currently 69 single-family homes above $1,000,000 for sale. (The charts include condos, so the numbers are slightly higher.) A note of context: these 69 are included in the 358 single-family homes currently for sale in Falmouth.
The price breakdown is as follows:
- 40 in the $1,000,000 – $1,999,999 range
- 13 in the $2,000,000 – $2,999,999 range
- 5 in the $3,000,000 – $3,999,999 range
- 2 in the $4,000,000 – $4,999,999 range
- 4 in the $5,000,000 – $5,999,999 range
- 1 in the $6,000,000 – $6,999,999 range
- 0 in the $7,000,000 – $7,999,999 range
- 1 each in the $8 million, $9 million, and $10 million ranges
For me, the most interesting chart is the one that shows, with a deeply dipping red line, how much less money homes in this price category sell for compared to their asking prices. Enjoy!

Story of the Week: Romance in Real Estate
All closings are wonderful. They represent a moment in time of a new beginning for people, with the hope and (yes) trepidation that leaping into the unknown engenders. And truth be told, regardless of financial circumstances, a house purchase is a big chunk of change. It’s the tangible hope for good times, good friends, and a great Cape Cod life.For me, a closing is the culmination of hard work, time, attention, problem-solving, hand-holding, and a lot cheerleading. I feel honored to midwife such an important moment in people’s lives, people I become very fond of during the process.
Here’s the romance, a late November closing:
The couple was looking for a second home in Falmouth. They live full-time in Florida, in separate homes (they’re not married). She’s from the Cape and still has close friends and family here. He was looking with his son at Life, a supportive residential program in Mashpee for young adults with special needs, and thought it would be great to have a base here if his son indeed did become part of the Life community.
So the search began with simple homes in the 400’s, and ended with a stunning home for almost a million. This is great, yes? But here’s where hearts entwined: although they looked at all the homes together, weighed the pros and cons together, and raised the price range together, he made the offer as a surprise gift to her. An unforgettable moment – especially if you saw, as I did, “the light dawning” on her face when I showed up with an Offer to Purchase.
He did the paperwork for the closing in Florida while she drove up, towing a trailer with nesting essentials. Coming back to the house on Friday after the closing, and watching her start making a house a home – their home – was beyond satisfying. I know I’ll be telling this story for a long time, with new pleasure each time.
Not all closings are as dramatic as this, but I cherish each one for what it means to each buyer. Thank you ALL for giving me the privilege of helping you and the people you refer find a new house to make into a home – or to sell your home as you move on. I am blessed to have you in my life and my work.
