The current market still has a relative lack of listings. It’s discouraging for buyers, and prices are creeping up – a natural consequence of not having enough listings. Most of my buyers are finding their perfect home, but this requires a little more flexibility than in the past.

This offers a lot of space, convenience, and location for the money. With 3 bedrooms and 3 baths, it feels like more space than the 1,148 s.f. would lead you to believe. The two-car garage is almost unheard of in this price range and is a tremendous asset for year-round buyers. The house is set sideways to the road, so there’s a surprising amount of privacy and views from inside. In addition, there’s lovely Jenkins Pond, a huge draw for those who know it.

In marvelous Maravista, this 3-bedroom, 2-bath, 1,459 s.f. gambrel has more living area than the usual Maravista cottage because all the bedrooms are on the second floor. The typical home in this neighborhood has 2 small bedrooms on the first floor and 2 large bedrooms on the second floor. This floor plan is different and very pleasing. In addition, this is only a half mile to Bristol Beach and is in the new sewer district, both distinct advantages.

This is one of the cutest cottages I’ve seen in a long time, and it’s a great price, considering it’s directly waterfront. A bare bones cottage, with exposed structure, the whitewashed and spare interior is particularly charming. There are three (small) bedrooms and two (basic) baths, with one suite upstairs, so there’s actually some privacy in the 1,200 s.f. Taking a cue from “Tiny House Nation”, the appliances are smaller than usual, but they’re probably more than sufficient for this getaway cottage. The view is west; sunsets over the water are included.

You might think you don’t like split-entry homes, and you might think you wouldn’t want to be at the entrance to Great Harbors, with everyone driving by your house as they come home. But inside, this 3-bedroom, 2.5-bath house is appealing, and you really aren’t aware of cars going by. Fresh and clean, with good space that belies the 1,156 recorded s.f., the house is a delightful surprise. The yard is fenced and ringed by tall evergreens, so that too feels better than you’d expect. This is definitely one of those homes that’s better in reality than it appears online.
Falmouth Colors: West Falmouth Market
Another of my faves to stop for a coffee or lunch is the West Falmouth Market. Whether it’s organic coffee, or fresh treats from Pain d’Avignon, or custom-butchered meat, or Hog Island pizza, or a memorable clambake in your backyard like we had for Abbey and Jon’s rehearsal dinner, this is the place!
Plus it’s right off the bike path, so you can really make a day of moseying around on two wheels, and include a stop at Chappy Beach. When I lived in West Falmouth, I was there every day. It’s an old-time village market with the best of what we want in 2015.
