One of my buyers made a cash offer of $950,000 that was rejected. We’ll see if someone else offers more, or if this is a case of an off-Cape seller mistakenly thinking our market is the same as the Boston area market, where apparently a seller can ask any price and will receive multiple bids. Cape buyers will pay fair prices, but rarely will they pay more than they feel a home is worth.

There’s also deeded access to the small private beach on Great Bay, perfect for a quiet afternoon or paddle around the pond. Bel Mar, the neighborhood, is tucked between Great Bay and Green Pond, so it’s still just minutes from Main Street but feels quiet. I think the price is a bit high, but in this market, who knows? We’ll see if it’s still available in a few weeks.
