I bid on this one without seeing it. Would you do that? But from my familiarity with other units in the complex, and the photos in MLS, I had a good idea what it was like. I was in Florida, so I did my due diligence online and determined what a fair price would be, given the recent sold comps. Submitted the offer; rejected again. A week later, I resubmitted. You know what happened. It’s still available.

I like this house because it has a nice, open floor plan and is reasonably young. It’s on a great cul-de-sac that comes with a pathway to the kayak launch on North Bournes Pond. And it’s a straight shot to Menauhant Beach. My first offer, a good one, was refused. A week later, I resubmitted it. Refused again. Still on the market. Betcha it sells at or below what I offered.

The Ones That Got Away

Once I knew that my condo was really under agreement, I went overdrive into “search” mode. Even with a three-month rent-back, the clock had been ticking, and I was very mindful of that. I started making offers almost every day, but none were accepted. (And they were good offers! But this is what happens in a seller’s market.)

Over the years I’ve toyed with the idea of building a home and have gathered a decent library of source books and plans. During my recent intense search, a parcel came up in West Falmouth that I thought was pretty nice. I made an offer. It was verbally accepted on a Friday. By Monday, because it was being sold as part of a probate estate, there was an unsettling affidavit I would have to sign. It stated that the land could be sold at any time up to closing to a buyer with a “better” offer. I felt that was more of a risk than I should take because in order to close, I would have to spend thousands of dollars on engineering and permits. I would lose that money if it sold to someone else.

I saw this almost the moment it came on the market, but dismissed it because I prefer larger condominium associations; end units with exposures on three sides; and one-floor living. However, three days later, when the pickin’s were so slim, I decided to take another look. This time, the outstanding location in the middle of downtown, and on the same street as Highfield Hall and the bike path, together with a reasonable asking price, overcame my initial objections. I put in an offer – but so did three others. One of them, not me, will be the new owner.

One of my Facebook friends recently commented, after seeing posts of my road trip to Florida, Georgia, and NYC, “Boy, you really get around, Nadine!”

Here’s the “rest of the story” of what I’ve really been up to…

I’m in the middle of selling and buying a new home – again! This time, like the last time, my house wasn’t on the market. But friends of friends were looking in Brookside, and stopped by my house while they were here. When I asked them what they thought of the other homes, they looked at each other and said, “We want yours!”

It didn’t catch me completely by surprise, as the same thing had happened just two days earlier, with clients I was showing Brookside homes to. That did surprise me. But this time, having had two days to consider it, I was more open to the possibility.

I love my unit, which I renovated with great care and detail; love my neighbors, can’t say enough about how welcoming and fun they’ve been; and love Brookside, which is unique among Upper Cape condo communities in ways that matter to me: overall beauty and quality, sound financials, and amenities such as garages and a heated pool that stays open through September.

But the reality of my life is that I’m back and forth to Falmouth 7 days a week at least once a day, which is 26 miles and 40 minutes.

That’s okay, but many days I have two round trips, and some days I have three. By that third trip, I’m cranky. I’ve wasted too much time driving up and down the highway.

My schedule is often unpredictable, and some days things come up during the day for which I need something that’s home; some days I’m too tightly scheduled to get back and forth to get whatever it is, and I have to do some fancy dancing. I’m conscientious, so this bothers me.

But there will be a trade-off. Falmouth is more expensive than Bourne, and I won’t be able to buy a home with the comforts, condition, and convenience of Brookside. A tough trade-off!

Back to the buyers: Knowing that it was going to most likely be very difficult to find a suitable new home quickly, I asked for a three-month “rent-back”. This enables a seller to stay in the home for a period of time after the closing, paying rent to the new owner. The buyers agreed.

The takeaway? You need resilience, nerves of steel, creativity, flexibility, an ability to compromise – and it helps to have the guidance and support of a trusted agent – to sell and buy in the current market.

Also, I think that every agent should be a buyer and seller every few years, just to experience what a very stressful process it is.

And to enjoy the result! Here they are. My buyers are the best! They appreciate the effort and care that went into making a beautiful home to pass on to them.[/fusion_builder_column][/fusion_builder_row][/fusion_builder_container]
