Light, bright, and beachy! With 4 bedrooms and 3 baths on three levels, this 2,400 s.f. cape is on a super small road off historic Davisville and near Menahaunt Beach. It’s truly a breath of fresh air!

Who flipped the switch? All of a sudden, it’s summer! Here’s Old Silver Beach, yesterday. Air temp was 84, and the parking lot was still full at 5pm.

The current market still has a relative lack of listings. It’s discouraging for buyers, and prices are creeping up – a natural consequence of not having enough listings. Most of my buyers are finding their perfect home, but this requires a little more flexibility than in the past.
Come with me and see some homes in a variety of price ranges that are on my “hit parade”.

I hope you’ve been enjoying this run of nice weather! March was really lovely, and I got a lot of major re-landscaping done, which benefited from all the rains in April.
May has been prime for biking – not too hot, not too cold, just right! Whenever I can, I combine errands, work, and biking – it really makes everything so enjoyable. Biking to vote was a particular pleasure. I’m also biking when I have enough time to exercise class at 241 Fitness and to yoga at the new The Yoga Collaborative in North Falmouth. The one time I biked to an actual showing of one of my listings, honestly I practically heard angels singing.
With Memorial Day Weekend upon us, the season begins. This is not necessarily the real estate season, however. Traditionally, our season is February, March, and April, when people commit to finding a house for the summer. Each subsequent quarter is usually a little bit slower, culminating in the 4th quarter being the slowest. Meteorological spring is not real estate spring.
2015 was an anomaly, when the spring season was great and it accelerated from there. So my 4th quarter was probably the best I’ve ever had. My business did reflect the general market; Cape Cod real estate for the last year and a half has been robust. I sense things slowing down now, and we’ll see if we’ll settle into a more normal market.

Consistent with the market, this one came and went in one day. I met the Sellers when I listed a home across the pond last summer and we’d been talking since about listing their home. It’s a sweet house in a very sweet spot! On the west side of Siders Pond, the frontage is special for kayaking, sailing your Sunfish and yes, even swimming – not to mention lollygagging in the hammock watching the sun sparkle off the wavelets.
The location is coveted, with Main Street an easy walk in one direction, the bike path practically at the end of the street, and Surf Drive Beach just down the road.
The house is vintage 1945, with both the charm and the challenges that go with that. I worried that Buyers would complain about the steam heat, the original kitchen and baths, or the lack of central air, but fortunately the few people who saw the house loved everything about it. One family personified the buyer qualities mentioned previously: they came, they saw, and they conquered. In other words – they were the first appointment, they made an immediate full price offer, and their paperwork was pristine. At the end of April, they will be the appreciative new owners of 4 Pond Road.
