Usually I’m the one taking the pictures, but yesterday my kitchen was the subject of a photo shoot by Jon Moore, an architectural photographer. Gerrit Frase, architect, will be using the images for his portfolio and for publication in a Cape Cod lifestyle magazine he’s writing a feature article for. Here are a few seconds of “behind the scene.”
Nadine’s Nuggets, Part 2
Here are some pricier homes that are in highly sought-after neighborhoods:
#21701234
3 Indiana Avenue, Falmouth
$899,000
This house is so appealing, but look closely at the pictures. There’s nothing but the essential furniture in each room. This is the perfect example of why staging is so successful. There’s nothing to distract the eye from the space and how it functions.
I find that sellers are sometimes reluctant to let me help them refresh their home; and they even find it difficult to “pre-pack”, which can make a huge positive difference in how their home shows. My logic is that they’re going to be moving anyway, so pack the nonessentials, and free the spirit of the space. See what I mean – 3 Indiana Avenue is small (3 bedrooms, 2 baths, and only 1,248 s.f.). But it sings!
#21700733
31 Indian Ridge Road, Falmouth
$1,200,000
This home is only 2 bedrooms, and it needs everything, but it IS in Saconesset. It will be interesting to see if the location can overcome the challenges.
#21610191
59 Menauhant Road, Falmouth
$1,300,000
This one is a little scary. It’s on the water, almost literally, at Bristol Beach on the Maravista-Falmouth Heights line. There’s a concrete revetment to keep the ocean out of the living room, but I’m pretty sure that the next hurricane will wash right through, as past storms probably have. And the house needs everything, unless you just want to camp out, and/or rent it out, in which case it’s a slam dunk. But it’s withstood all the historic 20th-century storms…somehow… and it’s still standing. This home requires a buyer with intestinal fortitude, optimism, deep pockets, and a big dream!
Chuck B and I
Hoping that Chuck Berry is making heaven rock! Here’s his great song about my name, Nadine.

Here are some other new listings that will make any buyer’s heart sing:
#21710137
24 Lake Shore Drive, East Falmouth
$235,000
Here’s your tiny jewel at the lake! With views of beautiful Jenkins Pond, this 700+ s.f. cottage is just finishing up its makeover. Charming!
#21700659
10 Sand Pointe Shores Drive, Falmouth
$285,000
Here’s a not tiny but small (under 800 s.f.) home that checks off all the boxes for charm, comfort, condition, and price! Add in that it’s around the corner from one of the Jenkins Pond beaches and tennis court, AND it’s on a half acre so there’s privacy and room for an addition, AND it has a new roof and septic, as well as a fabulous porch- well, there’s nothing not to love! I expect it will be under agreement in days, if not minutes.
Sunday is St Joseph’s Day
Sunday is St Joseph’s Day for Catholics, or at least those from the Azores. He’s the patron saint of all living things, including the sale of one’s home. I don’t know how that evolved, but back in the day when it was hard to sell, people buried small versions of St. Joseph in their yards.
The market is strong now, but I’ll honor St Joseph on Sunday, and maybe some of you will, also…Slowing down to honor the spirit of all living things…
