I was looking forward to seeing this house because it is on Wings Pond, but when I got there, although the house has lots of glass along the back and a big deck, the leaves on the trees obscure the view, so this is probably a great view in the winter only. Good floor plan, with first-floor main bedroom suite, and the finished basement, and a two-car garage; but also sporting that Florida ambience.

Now we hit the big time in terms of price. This is really a beautiful home – young and well-designed, built, and decorated. But there’s a big new house on stilts going up across the street that is smack-dab in the middle of what used to be the view from this house.

This is in another one of our secret little neighborhoods. Black Beach is a private continuation of public Chapoquoit Beach, so it’s sandy, gorgeous, and has those spectacular Buzzards Bay sunsets. The neighborhood consists of small, windy dirt roads that have been here for 100 years. It’s really charming! This is an older home that’s been redone, and has charm, space, comfort, and location.

Vernon Ave. is classic Falmouth Heights, and this is a classic Falmouth Heights beach house! Set high on a hill, the views of Vineyard Sound and the Vineyard are all-encompassing. With 5 bedrooms and 4.5 bathrooms, it will graciously accommodate most buyers’ needs. When you add in the wrap-around deck, bow windows, beautiful hardwood floors, a balcony, and an outstanding renovation that kept the provenance of the house uppermost, this home is a joy to see and to be in. If I win the lottery, this is the one I’ll buy!

Carey Lane is yet another private, exclusive Falmouth neighborhood. Perched high above Buzzards Bay and adjacent to The Knob, there are probably only about 20 homes here, most with stunning west-facing views. I’m guessing this was the original home on Carey Lane, because it is quite a bit older than the others, and it shows its age. Rooms are small, floor plan not what we look for today, and the floors are uneven. It’s not out of the question that even at this price, the house could be a “knock down” because the setting is exponentially stunning. The one thing I would save is the cutest “she-shed”. This New Silver Beach gem has bedrooms and bathrooms on all three floors, making it super comfortable for family and friends. There are second-floor views, it’s only a block to the beach, and it has a huge double lot – rare in this neighborhood. This hits all the buttons.

An interesting comp for Silver Beach Ave. above because it’s the same price and the same general area of town, this home is in Wild Harbor Estates. Like New Silver Beach, there’s a lovely sandy private beach, place for your kayaks and canoes, and tennis. This house is quite dated, however, and has a floor plan that had me wondering how I would make it work better. If you want to have some fun, click on the house and look at the pink bathroom.

This is a great comp for Alder Lane (above) because they’re both in Wild Harbor Estates, and this house is priced only a small amount higher. This definitely has a better floor plan and an additional 500 s.f. It’s decorated with that “Florida” flavor, so that will either appeal or not. The other limitation is there’s no garage, and probably not anyplace to add one.

thank youA couple of weeks ago, I was captive at a seven-hour brokers’ meeting at Cape Cod and Islands Association of Realtors. Not being accustomed to sitting still for so long, by hour five my attention began to wander.

I know I’ve been really busy the last six months (and the market is really strong), so I became curious if it was just my business or everyone’s that was so strong.

I took advantage of a restroom break and went into the MLS office to check out the stats. To my surprise and delight, I discovered that I am the #1 agent in Falmouth for closed transactions! I’m thrilled, and profoundly appreciative that enough of you wanted to work with me to make this happen.

From the bottom of my heart, thank you so very much. This honor won’t last long, but my commitment to my clients and killer work ethic are forever! Please stay in touch and think of me when you or your friends need a great agent. As you who have worked with me know, my standards are high and I get the job done.

I thank you again with appreciation and humility.

Now read on to see what I’ve been up to lately:

Some people swear by the information in market reports. I usually don’t. I think they are a useful indicator of what’s going on, but a nice house in a good location at a fair price is always going to sell. However, the current market is nuts! Here are February statistics:

Pending sales for Falmouth single family properties in February 2016 were up 144.4% over February 2015! At the same time, the inventory of homes for sale went down 24.2%. The conclusion is obvious: We are in what is probably the strongest Sellers’ market in a very long time. This is great for Sellers but very difficult for Buyers as you can well imagine. In addition, it takes only a few weeks of a Sellers’ market before prices start climbing.

Buyers need to be well-prepared with an iron-clad pre-qualification letter; a flexible schedule to see appropriate new listings as soon as they hit the market; and the ability to make a quick decision and the fortitude to stick with it through the ups and downs of the first few weeks of an accepted offer. People who lack even one of these probably won’t get a house in this market. Then prices will go up, and they’ve missed an opportunity.

On the other hand, if you’re a Seller, your timing couldn’t be better. Call me! My listings are selling quickly, at or very close to full price, and often with multiple offers.

Here’s when being a Realtor is so fun: I showed two homes this afternoon, very different from each other, that were a joy to see and show to my buyer.

55 Bournes Pond could be one of the most perfect homes I’ve ever seen. It has everything – location fronting on a dirt road in the Manauhant Yacht Club district (magical!) and rearing directly on its own west-facing waterfront, perfect for kayaking, clamming, sunfishing; a size that’s not too big but big enough, with a first floor owner’s suite complete with office/exercise room with windows on three sides overlooking the view, and lower level guest rooms, all also facing the water; fabulous updated condition, with not only kitchen and baths that meet Ms. Fussy’s approval, but even paint colors, trim, and hardware that earn my admiration. Even new systems! Not a bad price, either, at $1,475,000. Location, views, Menauhant Yacht Club, floor plan, detail, systems, condition…oh my!

19 Atamannsit Road

This home is next door to the one house I’ve owned that I regret selling. The setting is like nothing else in town, or anywhere else I’ve ever been. Atamannsit was 100 acres of dairy farm back in the early years of the 20th century, owned by two or three brothers who each had a home on the property. As their children grew up and started their own families, the brothers built simple knotty pine cabins for each of their children, and the woods began to fill in the pastures. The cousins and then their kids spent their summers in this idyllic setting on spring-fed Coonamessett Pond. In around 2005, I bought one of these cottages, along with its acre and a half and 150 feet of soft, sandy beach on the pond. We spent a couple of memorable years there. But I couldn’t ever get quite comfortable alone there in my cabin in the woods at night, and so I sold it after the second year. For $550,000! As I said, the setting is unbelievable.

Around the time I sold, someone bought the cabin next door, knocked it down, and built a simple but pleasing and totally energy-efficient 2-story, 4-bedroom, 3-bath home, complete with a full basement, giant screened porch, and solar panels. They too have an amazing sandy beach, all 160 feet of it. This is the property that’s for sale now, for $780,000. I think it’s a good deal. It’s certainly an unusual opportunity for someone to own an almost-new, interesting home in a spectacular setting for a fair price.

This is why I love my job – who wouldn’t love showing great homes in amazing places to nice people?!
