My book of business is usually just about evenly divided between buyers and sellers, but at any one time, it can sometimes be more heavily weighted in one direction or the other.

For those of you who like to see the facts and figures, following are some great graphs and charts that describe the market for homes above $1,000,000 in Falmouth for the last 14 months.

You’ll notice that because so few houses sell each month in this category, the market appears to fluctuate wildly, when in fact only 3 houses have made that happen.

A snapshot of this market reveals that there are currently 69 single-family homes above $1,000,000 for sale. (The charts include condos, so the numbers are slightly higher.) A note of context: these 69 are included in the 358 single-family homes currently for sale in Falmouth.

The price breakdown is as follows:

  • 40 in the $1,000,000 – $1,999,999 range
  • 13 in the $2,000,000 – $2,999,999 range
  • 5 in the $3,000,000 – $3,999,999 range
  • 2 in the $4,000,000 – $4,999,999 range
  • 4 in the $5,000,000 – $5,999,999 range
  • 1 in the $6,000,000 – $6,999,999 range
  • 0 in the $7,000,000 – $7,999,999 range
  • 1 each in the $8 million, $9 million, and $10 million ranges

For me, the most interesting chart is the one that shows, with a deeply dipping red line, how much less money homes in this price category sell for compared to their asking prices. Enjoy!
